I am always happy to chat about hard money - and I am biased, but I think I am an excellent communicator!

Inevitably there will be some "friction points" that you'll have to discuss/mediate, but ultimately if they are not willing to adopt a majority/all of your processes, then I think you mutually set up a date that works for them to move. e.g. 60 days, 90 days, etc...

Just some things to think about.

Don't change jobs or income yet.Once you do and you think you can manage the payments based on your new income, maybe once you get the rooms rented.Then if you want to switch there are plenty of opportunities. 

Do you think I should give up all my profit to just get the first deal done? 

I think we strayed a bit from the plan and probably put a little too much in.

Most would think it insanely astronomical returns, and it is, but it's also exceptionally high risk.

I'm thinking my home might be more suitable for a family anyway being that it is a 3/2.
