And yes, the entire argument around wholesaling everywhere is that most laws that are being pushed against it (In the states where they are) are because of practicing real estate sales without a license.I am an attorney, but I don't give legal advice on here and never said I was giving legal advice so not sure where you came up with that, but your attitude suggests you will be part of the 99 percent of bad wholesalers who are out of business quicker than an eye blink.You are asking a lot of questions, which is good, but you should be asking them of local wholesalers in your area, in person, so you can see what they do versus what everyone on the Internet tells you.

I pay my mortgages through my banks App and there is a button I push that switches it from the monthly payment to being able to allow for a one-time principle only payment.

I would find all of the places in my area that posted apartment listings and literally put my listing there and pay for any advertising product that was available to push my listing to the front.

It's good to hear others are having success, but I would check if it works in your area before you spend the $150.I don't know if this would apply to you, but some folks think that FF works similarly to AirBnB or Vrbo where they will push resident requests to you.

Which is a bummer since it gives me so little time from posting to sale date, but I do know banks are pretty flexible here with the sale date and are willing to push the closing date back if there is a contract in place to purchase the property.
