I have a friend/neighbor that wants to sell me his house below market value so he can move back into an apartment and travel.

Property is occupied but lease renewal is this month.

My realtor stated I may not have enough cash to cover rehab cost after selling.

Sell them outright? 

$1,500-$1,600 is about the going rate for a 2/2 in most average areas of BR, but I can see where some neighborhoods would get more.Another thing to think about - if the property is sitting vacant right now and you have ready and willing (and qualified) tenants, then the opportunity cost of waiting an extra month or two is $1,550/month.

Location and desirability are two major factors in the success of an investment property.

Before committing to a flip, ensure you have a clear exit strategy, whether it’s selling quickly or holding for a longer term.
