There may be a spare small office room (no windows) in the finished floor plan, I had an idea to convert this extra room into a small library where it can be furnished with small cubicle desks, with wires built in, and a printer that can be shared by all tenants.

I scrub the addresses fairly hard, I create each mailing as a merge off the ink-jet printer using software, purchase 1st class stamps, and also use a PO Box for the return address.

I think my printer has a way of doing this but since all the addresses are different I think hand writing them would be quicker.

My assistant writes out my drafter message in hand writing, she has better writing than me, I then scan that into the computer and send to my printer to print on quality stationary.

You are correct direct mail is expensive so I make my own postcards with card stock, a paper cutter, MS word, and a color printer, I started with an ink jet and switched to a laser.
