I tell my tenants this that I will gladly accept the animals as ESA’s but the prescription must be from their treating psychiatrist and that the animal must be a namedperil in a renter’s insurance policy.Psychiatrists are not the only ones qualified to prescribe.

In a CFD situation where all he has to do to regain full ownership (and theoretically $100K in equity) is send a letter and change the locks, or, where he has to follow the prescribed state laws to initiate foreclosure proceedings, and where notices, waiting periods, postings etc., will take 3-9 months in non judicial foreclosure states, and 3-9 months just to get a court hearing on the docket in judicial foreclosure states?

You CAN request documentation for "emotional support animals", which DO have to be prescribed by a physician to be covered by the laws, but do NOT have to be trained in any special way.
