If you have other money to grow your portfolio even with $107K left in the property then  hold the property. 

For example, maybe you will get to 10, 20, 30 houses and then find an owner who has a large portfolio and all of a sudden you are at a high door count and now need to hire, need to build your policy binder, and all the other stuff that comes with running a business.

My goal is long-term investments for cash flow and to grow a portfolio of RE over time. 

I have one I use for my portfolio of STR's here in Mesa and Phoenix and she's great!

Especially when the insurance paid for it, contractors don't cut corners.We have probably several water issues every year across the portfolio.

In your opinion, what is the most effective way to establish an LLC? Should each property be allocated its own LLC, or should one LLC contain all properties? Please share your thoughts.. Thank you for sharing :)

I've worked with groups like Sands Investment Group, Hudson Edge LLC, and others, where I primarily analyzed industrial properties with long-term leases and high recent growth potential, alongside stable A-class multifamily properties with value-add opportunities.While many of the groups I've worked with are hesitant to relinquish control of their investments, my goal is to create a balanced yet diversified portfolio, focusing on high-growth industrial assets and value-add multifamily properties.

But if you have 12 US properties, that's plenty to show in a resume/portfolio for any serious HML.
