Please let me know who you have worked with and why you like them (How many properties do they manage for you, how long have you worked with them, what you like about them etc.)When the unit is vacant, do they cover the cost for professional photography to rent it out again, or is that an additional fee?

That's our cap.The only time we have seen an electric bill higher is when contractors were in there working and using a ton of electricity for industrial heaters for a month.

Regarding DTI - mortgage industry will alllow around 40%, but tenants tend to pay a higher percentage of their income to rent/housing than homeowners.

For example, I started investing in Buffalo (NY) a few years ago because I liked the stable population statistic along with the fact that a big chunk of the population is in the healthcare industry... along with major car manufacturers having plants or some sort of manufacturing factory there (Tesla, GM, etc.)
