Were they all completed within the same 12-month period, or did it take longer?

This long vacancy period can result in significant loss of income and added holding costs.

The loan has a payback period of 5 years in equal installments. 

I've had some investments perform better than others but section 8 rentals were the one that were most challenging to sustainably operate and my worst performers over an extended period of time.

Then cash some out periodically and buy turnkey new rentals. 

I am not familiar with them but I learned the hard way that a lot of people, success, and things said in the multifamily syndication industry are just lies period.

The violation - depending on your state - will provide a 'cure period' before eviction proceedings would begin. 

It generally isn't worth the brain damage of experimenting though....especially if you want to move to a new home that you will own inside of the typical lender's seasoning period.
