Marty,In your experience of buying subject to, what have been some of the ways you've overcome the owners objection to allowing the mortgage to still be in their name and get the subject-to in place?

There're many specific hurdles to overcome as many here have stated, and I'm willing to get over them to take my first steps.

But you are right, these infrastructure developments take time and it remains to be seen how quickly they can be overcome. 

Are you risk adverse?

The point is, it's very possible and profitable to invest in STR's if you're persistent and passionate enough to overcome when STR searches get tough and create your own luck. 

If you have a hungry lender who wants to get deals done they will identify the gaps and give you options to overcome the hurdles. 

We have had lenders call due - and we cure.I am looking for a discussion amongst investors on how to overcome the poor teaching by gurus, tighten up the industry, and get solid wraps accomplished.There is no harm to the lender when a wrap is completed. 

When it comes down to it, a letter usually only overcomes small differences in price and terms.

Almost all of the current investors doing Subject To, as taught by the popular approach of over leverage and little to no money down, are people with little to no capital, no ability to get a mortgage, with no experience and no ability to over come the issues.

You really want to make sure that the land you are buying doesn't have any major constraints that can't be overcome, or even if they can be remediated, at what cost, i.e. environmental, soils/geotechnical, adequate access, zoning, etc.
