You might agree that most real estate investors were attracted to real estate because of the control they had over their investment, and to outsource that control defeats the purpose, at least to them.  

My suggestion is that you need to know the business of being a landlord, before you outsource the most important role, screening for tenants to someone who has NO interest in putting top tenants into your place.  

On our bigger deals, its still one of the smaller expenses, and I myself intend on continuing to outsource it.

However, for this property, we'd like to outsource that service.Any tips would be helpful. 

Either large multifamily (10+ units) with totally outsourced property mgmt. or mixed use business/residential or straight commercial (strip mall, etc).

The issue is that this single property has a need for a specific skill set, my father in this particular scenario, and this same job will be outsourced in the future.
