I hired Mason Bruce Gerard here on the West coast very good forester outfit out of Redding CA. 

Do not outfit the property to your taste or standards, it's a rental and should be set up as one.

try great western or what ever the name is of that outfit they will sell you over inflated props straight form the MLS

Again, not being sarcastic - I have to find a way to be competitive with both local investors, and National level outfits.

But anyway.. and when I was funding deal in Orlando for Turnkey operators they got their inventory from wholesalers however these were big shops and they  were full blown real estate outfits so they were licensed.. with disclosures etc..

I hope this isn't a 1-800 number outfit doing the VA loan, or that's another 5 days in the underwriting queue easily right there.7 days is certainly pushing it. 

Keep calling to ask someone else, or better yet: put on your working class outfit (not you investor/know it all clothes!) 

And once married, seems like nowadays the engagement ring is simply a status symbol, so I opt to no engagement ring and wear a solid band (yellow gold or white gold depending on my outfit) when I choose to wear a ring at all...it's just not important to either of us what others think.
