It always takes longer, costs more and has more challenges than I originally thought.

Some invest strictly for cash flow.

I’d be happy moving forward if they are willing to take that $10K off, and be back at my original offer price.

I'm very new to investing and weighing which options would benefit me the most.Option 1:  Use the cash as down payment on another primary residence and rent out the current.

So the question is whether your house is a good rental investment long term.

I invest mostly in the southeast and upper midwest.
