I would hold off on looking for your next deal at least until you have enough signed leases to cover the mortgage; I've found it takes a couple months to get tenants placed and get rents coming in consistent enough that I consider a property self-sufficient.

(Worry #6, anyone who actually visited the property would see neatly trimmed grass and plants, snow was shoveled, trash can has recent trash, there are cars with clean windows and obviously used regularly, there are cats in the windows, lights are on, looking through a window shows furniture, etc.

There are some rules about how many fixtures you can put on a single cable, but as I understand it, your "about 64" fixtures mean you can probably run two or three cables and be OK.If the lights are just "dumb" - they just light up when you apply +12 V, and you want individual control, then yeah, you'll have to run one cable to each fixture from some common location.Good call on looking for a good power supply.

We weren't able to do that with this fairly new build but we plan on looking for our next property in a few months after we're settled into this one and built a "system" around it.
