Unfortunately HUD's definition of a service animal is much lower than ADA's definition but I have threaten to fight this inconsistency on a couple of occasions and both times the tenant backed down (We never went to court).What sort of asset protection do you have in place?  

I have, on multiple occasions, asked my clients to lower their offer price, and they have gotten into contract on those homes! 

Hired terrible contractors on numerous occasions. 

Never had to use it but it could have on 3 occasions with an STR. 

This is not to say I have not bought vacant as I have on several occasions but it has to be a strategic purpose (ie I have a contractor on area who will buy it from me and we have a ballpark price already determined).

@Shimira Greene I can't speak about Alabama but locally Baltimore city will do this on occasion (MD does  tax liens not deeds).

Retaliation does occur on rare occasions, less often that most believe, but does not effect a termination or eviction.

Ideally we want one that we can use on occasion and rent out the rest of the time. 

Sure you will on rare occasion lose a deal to someone who doesn't want to do an inspection. 

And while I do not have anywhere near 200 doors I have certainly been in your friend's shoes on multiple occasions.
