Hi All,I am looking to convert the basement into an ADU hence I will need to interact with local authority in order to obtain the building permit.

Outside of real estate, I enjoy snowboarding, rock climbing, surfing, and recently obtained my private pilot certificate.Excited to learn and connect with you all!

Today, I am a licensed Physical Therapist here in Arizona on a temporary work visa (F1 CPT) with hopes of obtaining my H1B lottery selection in the next year or so.

Maybe they benefit and that's great, but a large part of valuing wealth and what it afford comes in the struggle to obtain it.

I do think this is a great way to get started with a fairly small amount of capital assuming you make enough to obtain the loans.

I will soon graduate college with a degree in finance and accounting, I hold a PMP certification along with a few others and plan to work on my real estate license and maybe in the next couple years obtain a residential contactor license.

How would we go about obtaining the property owners' mailing addresses for the properties we want to reach out to? 

The 1% rule is still obtainable in several markets here in the southern/middle part of the country.

Probably 90% of sub to / seller financed transactions involve purchase price ABOVE what an investor would pay having to obtain new institutional financing or paying cash.  

My advice is to get a real estate centric job, save and obtain practical real estate experience.
