If I had ten thousand liquid cash to spend, I'd probably do a house hack two-family and obtain an FHA loan with only 3.5% down.

I've collect their photo ID, contact information, and I've been asking all guest to obtain COI from all confirmed bookings prior to their arrival.

So it’s easier for me to obtain a new loan for a primary residence through my VA loan, which is why buying a home for me vs buying a rental property would be cheaper upfront.
