Right now, the majority of lenders are hitting DSCR loans hard, which is a strong indicator that the BRRRR method is still going strong, even in a higher-rate environment.We always say, “Date the rate, marry the property,” meaning interest rates will fluctuate, but the right deal will always make sense long-term.

We have had much greater success renting a whole unit out that renting our individual rooms, though it has been nice to have some flexibilty to accomodate travelers who are coming as singlets and doublets.

They're charging second mortgage rates on a first mortgage, nice investment if you can get it.Getting the former owner to sign a second mortgage for the amount you paid at tax sale works, if he pays, and if he signs.Â

Maybe knock on a few neighbors doors and ask some questions.I've found in Texas most people are pretty nice and friendly...the tax assessor people, the appraisal district people, the sheriff's office, maybe the county commissioners, etc.Â

Locations that are a 0-1 hour car ride from san juan to a nice town/city with more affordable areas walking distance to the beach would be interesting as well.Â
