When asking for an appraised value, if they hesitate, try encouraging them with, "What range do you think it would appraise for based on nearby homes?"

If I was nearby for other reasons and could swing by, yes.  

So, they just allow their portfolios to slowly amortize for now and stockpile cash. 

Throw in uncooperative tenant, sex offender, children living within and nearby, and no current lease, and you should be running to the nearest attorney as fast as you can.
