I can easily see how by getting the ball rolling, I'll pick up momentum and have more and more activity to help transition myself to RE full time.

We're gaining momentum. 

While Austin has grown 400% in the last years and Milwaukee was definitley not the place to be in the 80s and 90s, we are seeing some completely unpresedented growth in Milwaukee in the last 3-5 years and still gaining momentum.

I don't want to expose my family to unnecessary risk/leverage, but I also want to build on the momentum.I would be very grateful to hear the thoughts of this community on how to stay on the gas and not hit the breaks for at least a year and risk losing any momentum.

I'm hoping to regain momentum by getting more involved here on the forums and attending local meetups to see what other investors are doing around me. 

I'm just getting into these types of investments and my only regret right now is that I don't have more capital to keep the momentum going.  

Denver’s population has risen nearly 14 percent since 2010 and its momentum is building.

The thing about momentum markets is that they work great until they don't. 

Keep up that momentum =)

Now if you have a dollar cost averaging style, flipping/ turn around model, trend following, momentum, or any of a countless number of other philosophies you may not have the same feelings about cash and that's fine.
