The one I am speaking with currently has not offered up any sort of contract so I am taking the lead on preparing something.  

Unless you have some sort of subject matter expertise or access to an unfair advantage (cheap labor, ways to source off market deals, etc.), index funds are likely to provide an equal or better return with a MUCH lower hassle factor and more liquidity.

I had my intro session with one of their team member's last week, felt good and motivated.

They are more motivated to get the seller to sign with someone without an agent because they get more commission.

Being miserable at your job is one of the best motivators I can think of. 

I'm not showing up with a standard set of interview questions to ask them or anything of the sort.

You can go the one property route but I think doing an agreement period is much more motivating for the agent (and will save you time, hassle, etc)

He started them to talk about liens, but in a third party sort of way.

Sorting through all the sub-600 FICO score applicants, dealing with nonpaying tenants who are always breaking things and more, doesn't seem to be compatible with the flat fee model.Be interested to know of any flat fee PMC's successfully making it happen with Class C & D properties/tenants...

@Chris Kay finding a quality, cost-effective contractor is extremely difficult:(There are thousands of contractors that are great talkers, but rarely perform within budget.Standard bait & switch is to lowball a bid, then once they get started all sorts of things "pop up" that somehow their bid didn't cover.
