@Jason Wray and @Rick Albert,  a friend of mine would like to use a DSCR loan to purchase her mother-in-law's house as an investment property. 

I recently found a property on Zillow that looks to be in good condition (built 1940s) and has a finished basement that could be rented out as a Mother-In-Law unit (separate entrance, kitchen, and bathroom) while my partner and I live upstairs.

We found out that one of the kids mother's rented the house and was never on site. 

My husband and I, who live in CA,  are deciding on buying an investment property but we are also taking into consideration my mother, who we currently help with rent down in Lake Nona.

Wish them a happy mother's day if they are a mother.

But then thinking about the future, is there good appreciation to a place that is constantly being bombarded by mother nature disasters. 

I have a two part question for the attorneys in the room.1) Our lender required that my mother be listed on the LLC Operating Agreement at the time of purchase because she contributed funds for our down payment.

This might give you mother a jump start on tracking hours for REPS purposes and taking depreciation.That said, she wouldn’t necessarily have to “forego” having a W-2.

For those who have been in the market for 5 yrs (preCovid) know post Easter till Mother's Day it is slow outside of rodrun.

I already spoke to his mother who‘S willing to fill up the application and do background check separate from her son.
