Just before we launched our first couple MTRs we started reaching out, networking, and pitching our model to local companies.

The manual entry of numbers has moved to an automated model with accurate ARV, Cap Rates, etc.  

Hello, I am an investor focusing in coliving/padsplit model in the Austin metro area.

Over the next 3 - 5 years I plan to 1031 exchange all of our single family homes and purchase another 40 that won’t have mortgages (we use the lease option model to sell our properties to maximize profits so we cycle through properties every 3-5 years).

Moving to a portfolio model—where a pod (1 PM + 2 VAs) manages all aspects of 200+ units—streamlined operations and improved accountability.

We wanted to test out the Padsplit model and have it in our portfolio.

They all use the same business model.

Personally, we saw some great deals, but there were others with different modeling that we have that had us winning very, very few bids.

I haven't heard any who recommend a primary business model of buying notes with the chief intent of foreclosing versus getting the owner re-performing considering the cost and time required for foreclosure proceedings as well as all the unknowns that come  along with it.

If MTR fails I can always pivot to a LTR model around April when people are looking for new homes to rent anyway.
