Hi Sam, I would say that you should consider leaving this deal if you are concerned moving forward. 

My chief complaint is the lack of communication and an actual project management plan... thats good news I know some lenders get pretty concerned when construction is so slow.. but sounds like a great deal and I know RTR will be there every step for you guys.. did not realize they were the conduit for this transaction.

STR is another concern, many towns have laws against it but most towns do not enforce these laws, just make sure you are aware of them becuase they can be enforced.

I will say that they never ignored my concerns.

Also keep in mind that if the concern is lawsuits, they can still name you individually in a suit and it is just another battle.

My concern is whether I’d then be locked into only larger deals in the future. 

More concerning is the new Florida-based entity, Themed STR Capital Fund, set to launch in 2025, for which Santarelli is a fund manager.

It sounds like you’ve got a great opportunity with these two mobile home parks, especially with the flexibility that seller financing provides.Out of curiosity, what terms did you negotiate for the seller financing?

It seems like the LO's have no experience working with investors and are not very concerned with trying to make the numbers work.
