Hi Mike,Thanks for your response and invitation to the next investor meetup, which sounds great - but we will be in San Diego with our daughter and granddaughter from Oct. 1 -10, so we will have to miss it this month.Yes, Lee does know your wife, and he thinks she is great.

I also don't want to focus on one market, and not be able to score the right property for who knows how long, and then end up missing out on other locations, as being a long distance land lord is very popular as well.

Maybe I am missing something?

.- It may take longer to find a tenant buyer compared to a regular renter.Let me know if I have missed something.  

People are missing out bigtime. 

Good thing is having yen exposure, but I wouldn't worry much about that unless you have a pretty sizeable portfolio, imho.It's an amazing country, and I miss it. 

To avoid missing 1031 exchange deadlines, start searching for replacement properties before selling.
