Do you mind providing some more specific numbers on your opportunity?

I’m giving serious consideration to converting into a PadSplit.However, I have heard that Fort Worth (the city, Tarrant County, the faceless boogey man…) has issues with PadSplit whereas Dallas County is supportive.I would love to hear about your experiences between the two markets and if Fort Worth can be viable for PadSplit and anything I should be mindful of?

This question crossed my mind recently after reading a post and some comments discussing whether an investor is experienced enough to raise capital from outside sources.

Iam also seeking partners and like minded individuals with whom I can execute on first deal in first half of 2025.

Additionally if you're running an active business in the IRA the income will have to pay UBIT.   

I don't find much 4-plex in my market so the idea of just building one and renting it came to mind.

If you have a competitive advantage that you can bring to your co-hosting/managing, then I would recommend looking for owners with properties that mesh well with your target resident.For example, if you are an active duty military servicemember with unique insight into what a servicemember is looking for, lean into that.

This is more of a reach goal for me since I am still in my "collect 4 green houses before trading up to a red hotel" stage, but I thought I would ask the hive mind anyways.

How I would go about it is bring a deal to someone ( a friend or colleague) that I knew had money, offer them the terms I have in mind and continue until I find one.
