When Im getting into mid October to mid November....I typically recommend to my clients to pull the property off the market, and relist around Feb 15th for townhomes and single families, nd possibly as early as Jan 15th for condos.

One of the houses is a mid-term rental in the city center (Faria Guimaraes) and the other is in Espinho.

Cold calling and direct mail tends to find the most success among small-mid sized teams.

Short- or mid-term isn't Zillow's best use case.

We have only purchased 2 properties since mid-2022 and have another one that we will close on this Friday.

I would have to imagine folks who are competent enough to represent this type of value-add are typically focusing on larger opportunities than small to mid-size SFR portfolios.
