Since you aren't looking at the BRRR method, I am assuming you want something that is turnkey.

But why would that make them want to use this financing method?

As you probably read through the comments on this thread, there are many moving pieces, costs, and folks involved in this transaction. 

My point is this, I am actively involved/advising this investor, providing local vendors contacts (handyperson, surveyor, painters, etc) and I "don't wait for them to call me", I call them weekly. 

There is no seasoning requirement involved since the property isn't a short sale and it isn't someone buying REO from a bank with a seasoning requirement.

The value added should be significantly greater than the cost of the effort to compensate for the effort involved and the risk. 

This issue, if caught early, is probably fixable with out insurance involvement because the deductible might be more than the repair cost.  

Much less paperwork involved with a DSCR compared to a traditional mortgage if you're familiar with that process!

Would love to get more involved in investing in the great state of SC.
