So rather than overemphasizing WHICH market to chose, emphasize finding the right mentor/coach/team because it is possible to fail in a good investment market when you do not know what you are doing and to succeed in a more challenging market when you do know what you are doing. 

Depending on the severity of smoke damage and structural issues, it could be a huge challenge for first time flip.

Hey @Delroy Watson - We've done similar projects, and they are exciting and challenging. 

Get a small MF you can house hack and start that way.I'm not an expert on the auction scene, but, from what I have read, that is a challenging first step into investing.
