This has been great as there has been a general decrease in the number of traveling medical professionals in our area, and those travelers have been more price-sensitive than during COVID.

Is there a specific town or suburb that would attract medical professional and/or professional tenants more than others?

I'm building a new MF house, targeting travel medics. 

I like the mechanics garage one could also take massive cost seg on all that equipment.. and same could be done with doctors office.. i did that with a dermatologist a few years back and it has worked out great helped young doc walk right into a functioning practice without her having to go borrow hundreds of thousands to outfit a shell..

It's more work, but in the past, I had good experiences, especially with travel nurses, doctors and affluent out-of-state skiers renting for a whole month or winter.

I am in the medical field and want to dip my hands into real estate.  

Look up medical for Shock Wave therapy and/or Pre Nuvo body scan.I just don't like Enabler or Victim approaches. 

I told him I'm not a doctor, just a little peon in the clinic. 

Many wont even live till 60.People get blinded by the new shiny toy that they forget, REAL ESTATE IS THE RETIREMENT VEHICLE so why put a retirement vehicle into another retirement vehicle which you can't even enjoy until you're dead or crippled with medical issues.
