Hard money lenders have a good amount of flex when it comes to FICO score and typically the main issue that borrowers with low FICO's have is that their max loan size gets cut which doesn't seem to be an issue here.

I believe I can do this with the upstairs rented out at $1,650 a month and $1,750 for the main floor unit. 3bed 2bath down and 3bed 1bath up.

There are networking opportunities with the group after these meetings as well but it seemed like mainly people in the program and not experienced capital raisers that are there by design (but I could be wrong).

@Steven CatudalIf your partner’s main role is finding deals on the MLS or manage tenants, obviously a real estate agent does this and is paid commission.
