So did you loose $ all said and done?  

Many times I have been in the home they choose 3-4 times for previous sales years ago, so can tell them all about updates, etc.I think many people are getting ready to have a rude awakening in the coming year or two and when people get burned with no representation or loose a lot of money.

The second type of zone is one that is loosely regulated (legal now) but where a lot of the conversations regarding STR's are still being had and could change rapidly in the coming years.

So, being that a comp sold for $872,500.00, I had to take 20% off of that ($174,500.00) to equal a $698,000.00 estimated ARV.Thus, with a forecasted debacle from loosing around $163k, one should deliberately refrain from doing this deal.

Turns out it's just a loose screw in the upstairs shower handle.

Do a walkthrough at least 2x a year to check for loose wall trim, broken railing brackets etc. 

We will cut them loose if we have to, but I think the old landlord just made it too easy for them.  

I know the rent is going to be paid and if they do something wrong, they loose their voucher which is more valuable to them than it is to anyone.

I'm actually loosing about $200 monthly on this property and I don't make any income.  

The people loose, yet again.
