what we do if we want to waste time on this is to get the judgement at small claims.then there are methods to garnish.. although I will say its rare that anyone collects anything in these situations.

I'm having a hard time now with underwriters asking me how big it is and I tell them I wear XL Calvin Kleins so they can make a judgement for themselves heheWeird questions like what does Oz Realty do and what does Ohio Cashflow do lolI sent websites and explained but they still don't understand it...???

The problem I find is I don't like putting in that much time doing research and field inspections (300-400 properties per week are auctioned) for such low odds that the property will sell at a price I need it to.....either the plaintiff will have a really high max bid set (like the full judgement amount) or another 3rd party bidder will bid it up more than it's worth.

You may want to check whether the state was served in the foreclosure, but if they filed after judgement was obtained likely shouldn't matter.
