John i dont have the expertise at the finished product you do. but I have historical data on delivered log prices since I have done that for decades.. in the 80s Doug fir  ( this is all west coast ) was about 400 to 500 MBF delivered number 2 to 3 log or what we call a domestic log.. the export log was always higher priced ( also higher quality as the Japanese paid premium prices for premium logs and thats a whole nother discussion of how the Japanese build their homes.then things picked up and spotted owl and cost rose to about 600 in the early to mid 90s  but export from 93 to 97 sky rocked to over 1k per mbf. 

I saw this in the Timber industry when the Japanese were paying double for the same logs the domestic mills where paying..

BTW, they count my house in Japan as one of my conventional slots even though it's a Japanese bank loan. 

This Japanese girl rented the co-op to about 8 college students and made a ton of cash.

Which in most cases had to built from scratch as both the nazi's and Japanese took protocol of immediately eliminating such upon occupation. 

Managing a property in Japan while not reading Japanese fluently was difficult.
