I can't imagine any renter leaves it clean enough to move in a renter right behind without decent cleaning it unless you had a diligent renter that paid for a cleaning.You could add a clause in your lease stating a charge for cleaning upon move out if you insist that the renter cover the expense.

Never send money in advance for their fee's NEVER. thats a huge red flag that they are just out for fees and are fake lenders.2. bad or not really good written english .. on the phone they sound like they are off shore ( which they are ).3. rates lower than market most of the fake lenders will advertise 5% rate that does not exist.4. insisting you pay for mortgage insurance there is NO mortgage insurance on PML HML loans does not exist.While NMLS registered and state licensed is a good way to vet a lender keep in mind only 12 states require it.

Everything I see in the IRS instructions points to partnerships and K-1s can definitely show up under Rental Real Estate Activities With Active Participation, but I have a CPA who is insisting anything from a K-1 is always always always recorded under All Other Passive Activities only.

I also understand the sellers attorney is the one to draft the mortgage and note by standard definition.but is it standard for the buyer to cover that fee then if the seller insist on using only his attorney?
