I think real estate investing is absolutely the way to go thanks to the cash flow, appreciation, and tax benefits! 

Overall, the tax benefits and appreciation alone keep me interested in staying with it more than the cash flow itself. 

If your doing an FHA and plan to stay in one side you have to figure out what that would benefit you.
