I predict that the guys who are fully leveraged and cash flowing $100 per month will be motivated sellers when the next big correction happens.actually its either them or they walk and its their lenders selling that is what happened in that time period.. and was pronounced in certain markets.for me personally  I don't want to risk  my credit and finances and borrow 75k to make 1200 a year... or even 2400 a year if its a market that has a history of no appreciation and I don't feel there is going to be any significant appreciation.. 2 to 3% a year does not cut it.but I will take 500 a month negative or 10k a month negative if I think there are huge gains at the other end.. 

After 20+ years, I hear from so many who are more motivated by fear than optimism and make decisions based on not losing rather than a high probability of winning. 

We use Propstream but I am looking for some added info that Propstream does not easily provide  @Sean OToole is the owner and he has built an incredible platform..

Some people are mentioning how they’ve been successful buying OOS site unseen.BUT, let’s keep in mind that that was a totally different market ago where almost everybody succeeded (low rates, incredible appreciation etc.) 

Hey Dan - That sounds incredibly frustrating, especially after hosting so many successful stays over the years.

That said, the number of times I get on a call with a BP lead and realize they have already thoroughly researched me, including my past deals and content, is incredibly high.This goes to show that the value you put out there matters.

I set up my daily time blocks on GC and watch the ted line steal my day away for motivation.

I’m here to learn and grow, so any advice or resources you’re willing to share would be incredibly appreciated.
