You will also need to look at your articles of incorporation.  

I’ve been in corporate by entire career.

Fill out your article of incorporations which is not hard and you will need an EIN number so you will have to open up a Business checking account.

If you are going to go this route, I'd recommend incorporating phone calls and/or doorknocking.

203K Loans can be helpful but can take much away from the bottom line as there are many fees, similar to those of a hard money loan, that are incorporated into the loan on the back end for inspections, draws, follow up, etc, often times +/- $10k-$15k, depending on the size of the loan/rehab budget. 

If you're incorporated (s-corp) on the employe side you can contribute 25% of what you paid yourself for the year.   

You can do a bridge loan that would incorporate the renovations.

@Jay Hinrichs - I'm inclined to believe lenders will step up to the plate and offer the ability to incorporate buyer side commissions into the mortgage payments in certain situations.

I'm asking because they offered me a business opportunity to partner with them, I tried looking the company up but can't find any info on them other than when the company incorporated, they aren't even registered with the BBB.

It would be nice to see the Median Price/Median Purchase graphically on the state/national map as well.
