We completely gutted and finished the basement including adding a kitchenette and 3/4 bath, moved out and are now renting both apartments.

Don't get me started on the national debt and the amount we pay in interest each year.

Depending on your debt to income, you might have to sell or have an executed lease to secure financing to buy the second home.

I'd consider real estate debt funds and private lending but that's not on my immediate radar right now.

I read on Lee Arnold system . com that joining the inner circle gives access to up to 100% financing on residential loans including Property Purchase Price + Closing Costs + Rehab Costs if that amount is 65% of the after repair value (ARV) as determined by a third party appraiser.  

Though it may cash flow well based on their current debt service, when you compare the income it produces to the equity they have is it actually even a good investment for them from an ROI perspective or would they be better off liquidating and redeploying?
