I've had some helpful reps and some reps that are level than polite.

So the smart thing is to find an insurance agent that reps multiple companies.  

I will make the listing agents take 1% or 2% for limited rep .

A lot of what people on here tell you to do is what also gives Landlords a bad rep and often causes cities to change laws that limit Landlord abilities.

You can do cost segregation on your properties and generate a lot of deductions – but if you can get advantage of those deductions and move them from the passive side to the active side (via REPS) it’s another question (and unlikely if you have a W2 job, maybe a stay at home significant other?).

When I spoke to the seller rep (from DR Horton) they mentioned it was because someone backed out last minute when they had closed on the deal.  

I called my client rep, but got an auto-reply that she won't be back until 7+ days without leaving any contact.

And lastly, you are only as good as the internal rep you get, don't be afraid to ask for someone better if your rep can hardly fog a mirror.
