The programs that claim high success, over and over again, are the ones that appear on these forums a few years later with students making claims about misrepresentation by the programs. 

Unfortunately, Covid decided to change my plans, and I made the decision to hold off, in hindsight it was a huge mistake and no one could have imagined that property values could have increased at such a high rate.

The rate will also be high.

Taxes are very high and everything is super slow and bureaucratic.

Benefiting from a high sale price in a desirable area.Cons of Selling: No further long-term appreciation or rental income potential from the property.

While I do maintain a relatively modest percentage of my assets in money market instruments, corporate debt funds, and high dividend stocks, I remain most comfortable with the investments I specialize in and know best.  

I do have a fairly high percentage of my net worth (35%) in the PPR fund. 

The overall trend of the 10-year treasury appears to be downward reflecting as well right now, with the most recent high of 4.8% on 1/13/2025 failing to touch the previous high of 4.98% on 10/19/2023 and now sharply falling to 4.62% today (1/24/2025).
