Doing a quick scan off I see there are about 5k STRs in Colorado Springs (assuming you are there and not a neighboring town I am gonna say the town has minimal restrictions).

@Peter W.From my experience, a second-home investment strategy works best when you meet lender conditions like owner occupancy and rental restrictions.

There are restrictions such as a maximum LTV lowered by 5% or requiring a higher minimum credit score.

Are there land use restrictions?  

I’m currently looking into the best ways to structure guest payment flows to ensure legal compliance (that may restrict non-licensed property managers from collecting rent directly) and seamless operations.

On the east side, places like University Heights, South Euclid, and Shaker Heights are B-class areas where I recently facilitated a deal yielding a 9% return and that property will see solid appreciation.

This was in Del Paso Heights and purchased it off the MLS.

As best as I can tell on both sites, the algorithm looks something like this:Cheapest price>least restrictions (cancellation, # of days minimum, etc)>Premier/Super host>Review Scores>Most discounts (weekly, last minute, etc)>Regular revisions

And as we know foreclosure rescue ( which was our bizzness along with courthouse steps purchasing) the sub too foreclosure rescue rent back became illegal in Oregon and WA and highly restricted in CA.
