Also, based on the scope you shared  it's a heavy lift to complete the work description for $45K while leaving any profit for the contractor.

Hmm, the title company said they couldn't determine the amount, only that there was an agreement to the terms of another agreement... like a notice for hoa responsibility tells you they're responsible but not how much is owed.

The data @Devin Conley posted is pretty solid from my experience (I do not know Devin nor how he sourced the data, just going by my own investing experience).  

Condo HOAs are killer but this looks like a solid deal.

If you go that route, having a solid team (property manager, agent, contractor) is very important.
