My greatest pain point is not that the deals failed, although that certainly adds salt to the wounds, it's the poor communication, false narratives, chasing (almost begging) for updates, lack of full disclosure, the smoke and mirrors, etc.

For the most part its just health and safety items, which are items we should have remedied anyways.As someone else mentioned, biggest thing to avoid is having the house tagged as vacant which the city will do if it sits empty for too long (handful of months, grass not cut, etc).

I have taken over paying the utilities myself (autopay) to avoid the $10 bill pay fees and, once the tenant is caught up on utilities, this should also be less of a pain.
