Obviously this is an overall average but on the surface these numbers describe a typical West Philly, Olney/Ogontz, or cleaner North Philly deal, which from my experience make up a majority of the inventory available around that price point.What are everyone's thoughts on the health of the Philly market?

One location is closer to the city but the other is newer, cleaner, but further out.

Have you done any detailed research on land availability near Sedona, regulatory issues, builders for the type of property you are contemplating, conservative revenue forecasts based on actual comps, cost of a support network (cleaners, maintenance, etc), cost of utilities?

I recently had a cost plus cleaner who tried to tell me a 1400sqft house took 30 hours to clean.

It takes time to answer calls, book reservations, coordinate cleaners, pay the taxes, build monthly statements, etc.

I'd probably replace it with the same flooring as the bedroom for a cleaner & updated look.

Our cleaner had to spend 10 hours to clean the whole house!

Who are you using for cleaners? 

I do the same for cleaners, if it’s extra cleaning charge for greasy kitchen or dirty tubs etc., then have it itemized and charge those amounts that are over and above normal.

As for cleaning supplies, I equip the property with a full set of cleaning supplies: vacuum, broom, mop, toilet cleaning brush, scrubbing sponges, and full containers of multi-surface cleaner, floor cleaner, Soft Scrub, and toilet bowl cleaner.
