High equity, absentee and vacancies are very common and everyone mails them.Maybe go to a local courthouse to pull recent divorce filings or eviction filings to target what may be tired landlords, though for all I know you can buy those lists as well.Let me add to this handsome feller's response.You should look into SEO leads.There is nothing better than a lead that is eagerly wanting to sell to YOU... so much so that they are the ones looking for you instead of you looking for them.People chase me, hunt me and harass me non-stop to please come by and make them an offer.Those leads are called inbound leads, and when you get these you will be shocked how different it all is compared to outbound leads.

But hear this my handsome feller...Stop wasting time and or money to reach people to only after you spend that time and money to see whether they are motivated or not.Instead only spend time effort or money AFTER it is established they are motivated.This is SO MUCH WORK to drive around,  looking.. wait let me paint a picture...You need to find a house in distress, AND It needs to work WRT ARV, comps etc. etc. , AND that has garbage bins, AND that didn't just forget to put the bin on the street but actually IS vacant, AND that the owner is actually willing to sell AND at a discounted value.Remember these are not "Or's" they are "AND's".Dude you DO realize that if you just get a website going it is FAR less effort, money and trouble and less time AND (again this is an "AND", not an "or") the leads are FAR better, reliable, more motivated than anything else.Also if that owner is an absentee owner do you really think they didn't get 67 mailers from other investors that DIDN'T spend all that time driving for these houses?
