The only reason they want one is so they can dump stuff down the sink that should go in the garbage. 

I just watched your episode on the podcast and you seem to know your stuff.

So the more houses we see the more stuff we can pinpoint that will be an issue with the house/property.

You mention not a fan of landlording, great, the bank never get's involved in that stuff right. 

After we completed the repairs (all cosmetic stuff) we handed it off to my property manager. 

And when they do try to make stuff up to try to come across as right, what they don't account for is  I don't stand for that weakminded crap and I show more data and proof  that they are in fact wrong.To insecure people, this is "chest pumping".

Don't confuse the two.3) Treat the experience and service like the hospitality experience it should be-- all questions pre-answered, photos make it look majestic, accessibility is easy, the experience brings a follow or a recommendation.4) Manage the property manager-- ask the right questions to make sure your listing gets the appropriate attention it needs, and incentivize them to do so.That's the basic stuff. 

I use Google Calendar and Tasks for a lot of stuff.- You can create a Meeting, but use it to also take notes and set task reminders.
