@John Chapman  I am with John on this one.Texas is the last place I would look for vanilla cash flow rentals.tax's  foundation issues.. hail wind etc etcUnless you think there is a great chance at upward movement in values to compensate then I really don't get the idea of investing in that state unless you live in that state and enjoy Zero state income tax to offset the other high cost of ownership there.

I'm biased towards this since I live in the SW where contractors constantly rip off unsespecting folks when hail storms roll in.

Basic typically includes the following: Fire, Lightning, Explosion, Wind/Hail (but not Named Storm/Hurricane), Smoke, Aircraft and Vehicles, Riot or Civil Commotion, Volcanic Action, Sprinkler Leakage, Sinkhole Collapse, Vandalism/Malicious Mischief.The DP3 is also known as Special Form and that gives you coverage for any physical losses not specifically excluded in the policy.

Maybe not though, everyone in Missouri gets earthquake insurance and we have a hail storm atleast oncec a month so that could be the difference in cost.

I have heard that the screens were paid for by an insurance settlement after a very damaging hail storm last year.
