They get hail storms there.No cap ex or anticipated cap ex.Rent is slightly lower than market because I have long-term, excellent tenants.The Dallas area is still growing, so selling is probably something I'd regret.Been renting the house since 2011, when I bought it.

It does however give you a degree of independence to choose what you want to do.As your portfolio grows you'll also feel the weight of future capex responsibility more, which ironically points you to growing more cash flow through more real estate.The other issue is that you are chasing a moving goalpost.

Let's just say even seasoned syndicators are having a lot of trouble raising capital these days.Personally, I would focus on growing as a pilot and getting into mainline (if you aren't already there) and into the captain chair as quickly as possible.

Specifically, there's job growth (Intel, Honda, Amazon, Nationwide, etc) and the population is growing (unlike Cleveland or Cincy).

I do agree that I think they're having growing pains, but unfortunately that isn't the kind of thing I can afford to just accept when I'm choosing a company to go with.
