It could be a gift from family, or money that you have saved.I would suggest getting a part time job now, then transitioning to full time once you're done with school so you have work history to qualify for a loan. 

Property taxes are one concern, and then you have possible gift tax, estate tax, and income tax considerations all swirling around at the same time.

The donor would just need to write a letter informing the bank that the "gift" does not have to be paid back.
