Both parties are deceased with no known heirs and unfortunately, we do not have the necessary information to get a copy of the death certificates.

If you plan to simply turn your receipts (or copies) over to the bookkeeper to enter, I would suggest once per week (or twice a month), and simply write on the receipt what property the expense is for.

Or just trying to copy other agents in the market from afar to try and steer you into markets they might be working.

One thing I’ve learned over the years is to always get copies of their license and insurance.

I encourage you to contact Indianapolis to get a copy of the HAP ( the contract between landlord and  Housing Authority . 

Tell him there is a termination fee, but you'll waive it if he shows a copy of the death certificate.That's what I would normally do, but it depends on how long he's been a tenant, how good he was, and other factors.
